Median prices for residential property decreased by 0.3%, from $790,000 in March 2025 to $788,000 in March 2026. Bay of Plenty's median house price was $810,000, up 1.9% compared to last year. In March, the Rotorua District's median house price was $630,000, a 6.8% increase compared to the previous year.  The median nationwide price, excluding Auckland, was up by 1.4% to $710,000.

Month-on-month prices showed a slight decrease in growth, down 0.9% across the country during March. Bay of Plenty's median house price was down 1.2% compared to February. The Rotorua District showed an increase from February 2026 of 3.3%.

Inventory levels continue to increase. The total number of properties available for sale nationwide increased by 2.1% from March 2025 to 37,638. The Bay of Plenty had an increase in inventory levels of 24 weeks from March 2025. New Zealand's stock levels also saw a year-on-year increase, which means more available properties for sale and more choices for buyers. 

Lizzy Ryley, REINZ CEO, noted: "First home buyers remain the most active buyer group across the region, with an increase in queries for higher-end properties. Most vendors were realistic about the asking price and ready to meet the market. Attendance at open homes declined as the month progressed. The number of online viewers of auctions remained steady, while active bidding was subdued.

Market sentiment was influenced by rising tensions in the Middle East and concerns about interest rate increases and job security. Local salespeople suggest that the local market is best for first home buyers and expect them to keep the market momentum steady, provided stock levels support this.”
