Welcome to Key Real Estate's monthly Property Report. We'll look at properties for sale in Rotorua, the Bay of Plenty, and across the country. Check out the house price highlights below.

National Median House Prices: The nationwide median house price saw a modest increase of 1.8% from July 2024 to July 2025, increasing from $753,000 to $767,250.  Bay of Plenty Median House Price: The Bay of Plenty's median house price remained rock-solid at $800,000, slightly lower than last year's July period of $805,000. This unwavering stability in the market should make potential buyers feel secure. Rotorua District Median House Price: The median house price for July in the Rotorua District was $610,000, showing an annual increase of 2.5% compared to the previous year. Price Changes Excluding Auckland: The median nationwide price excluding Auckland increased by 3.9% to $695,000 compared to the same period last year.

Inventory Levels: The national inventory level saw a slight decrease of 0.4% from 30,556 in July 2024 to 30,430 in July 2025. There was also a decline in listings for New Zealand, excluding Auckland, down 5.2% to 4,925.

Market Activity and Confidence: REINZ CEO, Lizzy Ryley, says “While buyers remain active, local salespeople around the country say they’re not in a rush to purchase. With the median days to sell holding steady or improving slightly, it’s clear that buyers still feel they have time to assess the market.” Market Sentiment and Predictions: “Ryley notes that local salespeople believe most vendors are realistic and are meeting current market expectations. However, due to declining listing volumes, winter conditions and uncertainty about buyer behaviour, many prefer to wait until spring, when activity usually increases and confidence tends to lift”.

Various factors influence the real estate market in Rotorua, the Bay of Plenty, and the more expansive country.
