Welcome to Key Real Estate's monthly Property Report. We'll look at properties for sale in Rotorua, the Bay of Plenty, and across the country.

Check out the house price highlights below.

National Median House Prices:

The nationwide median house price saw a modest decrease of 0.7% from July 2025 to July 2026, decreasing from $767,250 to $760.000.  Bay of Plenty Median House Price: The Bay of Plenty's median house price decreased slightly by 1.9% to $780000, slightly lower than last year's July period of $800,000. This unwavering stability in the market should make potential buyers feel secure.

Rotorua District Median House Price: The median house price for July in the Rotorua District was $585,000, showing an annual decrease from $610,000 compared to the previous year. Price Changes Excluding Auckland: The median nationwide price excluding Auckland decreased by 1.4% to $680,000 compared to the same period last year.

Inventory Levels: Inventory increased year on year in fourteen of the fifteen included regions to a national level of 33,252, up 9.3% from July 2025.

New listings increased year on year in five of the fifteen included regions with a total of 7,698 nationwide.

Market Activity and Confidence: “There is still activity in the market with people buying and selling property every day,” said REINZ Chief Executive Lizzy Ryley. “What has changed is the pace. Buyers are taking time to carefully consider their options, and sellers are sometimes allowing more time for the right buyer to come along. In a more patient market, the judgment of a local real estate professional to help guide consumers remains critical”.

Market Sentiment and Predictions: “There’s also no single factor shaping behaviour. The OCR increase and the November election are part of the picture, alongside household finances, job security and wider economic confidence. How those factors affect decisions differs from household to household and from region to region.”

Various factors influence the real estate market in Rotorua, the Bay of Plenty, and the more expansive country.
