The Key Real Estate's monthly Property Report provides an overview of the property market in Rotorua, the Bay of Plenty, and nationwide. Here are the key highlights from the report.

Median prices for residential property remained the same at $770,000 from June 2025 to June 2026. Excluding Auckland, the nationwide median price increased slightly to $700,000 in June. The Bay of Plenty region had a median house price of $830,000 in June 2026, showing a 3.8% increase compared to the previous year. Compared to May 2026, the median house price also increased by 3.8%. In June, the median house price in the Rotorua District was $640,000, reflecting a 1.6% increase from the previous year. Compared to May 2026, there was an increase of 6.7% in the median house price.

The number of properties sold across the country decreased by 2.9% year-on-year, from 6176 to 5996 sales. When excluding Auckland, sales decreased slightly, from 4299 in June 2025 to 4,224 in June 2026.  Inventory increased year on year in thirteen of the fifteen included regions. Auckland and Wellington have each experienced 29 consecutive months of year-on-year inventory growth. 

June 2026 data points to a New Zealand housing market that is relatively steady, with national conditions remaining cautious while regional differences continuing to shape the overall picture. The possible July Official Cash Rate (OCR) increase, ongoing cost-of-living pressures, fuel prices remaining above pre-conflict levels, despite an easing in the month, and the approaching general election all influenced market sentiment during June.
