Welcome to Key Real Estate's monthly Property Report.

We'll look at properties for sale in Rotorua, the Bay of Plenty, and across the country. Check out the house price highlights below!

Median prices for residential property decreased by 0.9%, from $770,000 in May 2024 to $763,000 in May 2025. Bay of Plenty's median house price was $822,000, with an annual increase of 0.9%. In May, the Rotorua District's median house price was $607,000, a 0.5% decrease compared to last year. The median nationwide price excluding Auckland was down 1.6% from April to $689,000 in May. Nationally the month-on-month prices decreased by 2.2% to $763,000 from April to May. Bay of Plenty's median house price was down slightly by 0.9% compared to April. The Rotorua District dipped slightly from $665,000 to $607,000.

Inventory levels continue to increase. The total number of properties for sale nationwide increased by 5.6% from May 2024 to 34,415 in May 2025. The Bay of Plenty has increased inventory by two weeks to 23 weeks since May 2024.  More property is sold on the market, giving buyers more choice and more time to decide. The result is that there is less upward pressure on prices. T

he increase in the median days to sell reflects a market that, while more active in terms of transactions, is also characterised by greater buyer caution. Purchasers are taking longer to commit, which local agents suggest could be due to a lack of buyer urgency and the fact that buyers have time to find a property that best suits them.

We hope you enjoyed this month's Property Report.
