Welcome to Key Real Estate's monthly Property Report.
We'll look at properties for sale in Rotorua, the Bay of Plenty, and across the country for February 2025 compared to prior periods.
New Zealand's median house price decreased to $772,000, down 2.4% from a year ago. This decrease could indicate a slight cooling of the market, potentially making it a more favorable time for buyers. The Bay of Plenty's median price is $805,000, compared to $820,000 a year ago, a decrease of 4.2% from January 2025. The Rotorua District median house price of $615,000 decreased from $630,000, or 2.4%, compared to February 2024. These changes in median prices could be a reflection of the current market conditions and may influence your buying or selling decisions.
Sales volume nationally was up 3.4% compared to last year's period, a reassuring sign of market activity. Still, there was a month-on-month increase from January of 59.5%. New listings decreased by 3.6% from 11788 in February 2024 to 11363 in February 2025.
The median number of days to sell a property in February 2025 was 55, compared to 51 days in February 2024. At the end of February 2025, there were 35,712 properties available for sale across New Zealand, an annual increase of 13.6%.
REINZ Chief Executive Rowan Dixon comments:" Reports show a positive outlook with most vendors setting realistic prices and aligning to market conditions. Factors like increased buyer confidence, easing interest rates, lending conditions, and economic and employment uncertainty influenced market sentiment. Local salespeople expect market activity to continue rising, instilling a sense of optimism, but know prices may remain flat."
