Median prices for residential property decreased 1.1% annually, from $790,000 in April 2024 to $781,000 in April 2025. Bay of Plenty's median house price was $825,000, a slight decrease of 0.6% from April last year. In April, the Rotorua District's median house price was $665,000, a 2.3% increase compared to last year. The median nationwide price excluding Auckland was unchanged at  $700,000 compared to April 2024. Interesting to note that this has remained the same since 2023.

Month on month prices showed a small decrease in growth, of 1.1% across the country during April. Bay of Plenty's median house price was up 4.4% compared to March. The Rotorua District increased from $590,00 to $665,000 from March to April 2025. 

Inventory levels continue to increase. The total number of properties available for sale nationwide increased by 6.2% from April 2024 to 35,924. The Bay of Plenty had inventory levels of 24 weeks which is the same as last year. Nationally, new listings decreased by 11.6%, from 9,636 listings in April 2024 to 8,518 listings in April 2025. 

Rowan Dixon, Acting Chief Executive of REINZ, says: “This April, there were many factors that influenced the property market, such as school holidays, ANZAC Day, and Easter. Some salespeople mentioned that there were fewer attendees at open homes and fewer successful auctions. There has been a notable increase in sales across the country. However, despite this upward trend, property prices continue to decline due to a significant number of properties still available on the market. Real estate professionals report that buyers are seeking properties at lower price points, and they are willing to explore alternative options if they view prices as being excessively high.”
