Median prices for residential property decreased 0.6% annually, from $781,000 in April 2025 to $775,000 in April 2026. Bay of Plenty's median house price was $820,000, a slight increase of 0.1% from April last year. In April, the Rotorua District's median house price was $640,000, a 3.8% decrease compared to last year. The median nationwide price excluding Auckland was unchanged at $700,000 compared to April 2025. Interesting to note that this has remained the same since 2023.
Month on month prices showed a small decrease in growth, of 1.9% across the country during April. Bay of Plenty's median house price was up 1.2% compared to March. The Rotorua District increased from $620,00 to $640,000 from March to April 202.
Inventory levels continue to increase. The total number of properties available for sale nationwide increased by 3.9% from April 2025 to 37,334. The Bay of Plenty had inventory levels of 20 weeks which is 4 weeks less than the same time as last year. Nationally, new listings increased by 7.4%, from 8,518 listings in April 2025 to 9,139 listings in April 2026. Most vendors were accepting of current market conditions and realistic in their price expectations. Attendance at open homes remained steady and even increased for newer listings. While the number of listings has held firm so far, stock may tighten in the coming weeks, which could reduce buyer choice.
