Nationwide, the median prices for residential properties decreased by 1.5%, falling from $781,000 in September 2024 to $770,000 in September 2025. Meanwhile, the Bay of Plenty experienced a median house price of $780,000, showing a 1.3% annual decrease.
In the Rotorua District, the median house price for September stood at $567,000, representing a 5.9% decrease compared to the previous year. This indicates a declining market in Rotorua and a slight decrease in the Bay of Plenty.
The median nationwide price, excluding Auckland, increased by 0.7% from August to $690,000 in September. Month-on-month data indicated a 1.3% growth in property prices, with a nationwide median price of $770,000 for September. Bay of Plenty's median house price decreased by 2.8% compared to August, while Rotorua District also had a decrease of $28,000, or 4.7%.
The total number of properties for sale nationwide increased by 2.3% from September 2024, now totalling 30,721. This increase in supply could potentially lead to a more balanced market, giving buyers more options and potentially reducing competition. The Bay of Plenty has an inventory of 25 weeks, two weeks less than last year.
Lizzy Ryley, REINZ CEO, comments, “Some local salespeople are reporting a noticeable lift in activity across the market, with first-home buyers and owner-occupiers still the most active participants. Some vendors were realistic regarding their asking prices; they listened to advice and understood current market conditions. Attendance at open homes was good for the first couple of weeks for new listings, tapering off later in the campaigns. Market sentiment was influenced by the move into spring and the lowering of interest rates, and some buyers sought a bargain.”
