Nationwide, the median prices for residential properties decreased by 2.3%, falling from $770,000 in September 2025 to $755,000 in September 2026. Meanwhile, the Bay of Plenty experienced a median house price of $795,000, showing a 1.9% annual increase.

In the Rotorua District, the median house price for September stood at $566,750, representing a 1.4% decrease compared to the previous year. This indicates a declining market in Rotorua and a slight increase in the Bay of Plenty.

The median nationwide price, excluding Auckland, increased by 1.3% from August to $691,200 in September. Month-on-month data indicated a 0.7% growth in property prices, with a nationwide median price of $755,000 for September.  Bay of Plenty's median house price increased by 3.9% compared to August, while Rotorua District had a decrease of $53,200, or 8.6%.

The total number of properties for sale nationwide increased by 10.7% from September 2025, now totalling 34,001. This increase in supply could potentially lead to a more balanced market, giving buyers more options and potentially reducing competition. The Bay of Plenty has an inventory of 23 weeks, two weeks less than last year.

Lizzy Ryley, REINZ CEO, comments, ““Buyers are moving forward when the property, price and timing suit their circumstances, while many vendors recognise that achieving a sale may require patience. Where buyers have more choice, some are taking time to research their options.”
