Welcome to Key Real Estate's monthly Property Report.

Median prices for residential property decreased by 1.4%, from $800,000 in March 2024 to $790,000 in March 2025. Bay of Plenty's median house price was $782,500, down 0.3% compared to last year. In March, the Rotorua District's median house price was $580,000, a 9.2% decrease compared to the previous year. The median nationwide price, excluding Auckland, was down by 2.1% to $700,000.
Month-on-month prices showed a slight increase in growth, up 2.6% across the country during March. Bay of Plenty's median house price was down 2.2% compared to February. The Rotorua District showed a small decrease from February 2025 at $580,000.
Inventory levels continue to increase. The total number of properties available for sale nationwide increased by 10.9% from March 2024 to 36,870. The Bay of Plenty had a decrease in inventory levels of about two weeks from March 2024. New Zealand's stock levels also saw a year-on-year increase, which means more available properties for sale and more choices for buyers.
Rowan Dixon, Acting REINZ CEO, noted: "March saw a year-on-year increase in sales, but median prices continue to lag behind. New Zealand's property market remains the same: high listings result in decreased buyer urgency. If a buyer misses out on a property, they can easily find a similar one for sale. Local salespeople predict the market will continue to be slow and steady, with no significant change in either direction. However, external factors like economic conditions will likely influence the local property market.
