Welcome to the monthly Property Report by Key Real Estate. This report will explore properties available for sale in Rotorua, the Bay of Plenty, and the country as a whole. Look at the notable house price trends below:

Nationwide Median Prices: The median prices for residential properties nationwide have experienced a slight decrease, dropping from $761,000 in August 2025 to $750,000 in August 2026. This slight decrease may indicate a stabilising market, which could be beneficial for both buyers and sellers.

Bay of Plenty: The median house price decreased from $830,000 in August 2025 to $765,000 in August 2026. This decrease can be attributed to specific factors such as vendor price expectations were generally aligned with market conditions.

Rotorua District: In August, the median house price in the Rotorua District increased slightly to $620,000, a testament to the resilience of the local market.

Excluding Auckland: (Month-on-Month):When excluding Auckland, the nationwide median price increased by 0.3% from July to reach $682,000 in August. Additionally, there was a minor 1.4% price decrease nationwide during August.

On the inventory front, The total number of properties available for sale nationwide increased by 9.7% from August 2025 to reach 32,908 in the current period. This increase in inventory could mean more options for buyers or increased competition for sellers, shaping the dynamics of the real estate market.

Bay of Plenty Inventory: The Bay of Plenty's inventory had 25 weeks of inventory in August 2026 which is the same as the same time last year.

Lizzy Ryley, CEO of REINZ, provided insights into the market dynamics; “Property values generally held steady nationally, even as transactions softened in August. Rather than significant price movement, the change was in the pace of the market, with fewer sales and properties taking longer to sell.”
